Answers to common questions about leasing, buying, and selling commercial property and medical office space in Central Florida.

Frequently Asked Questions

What does a commercial real estate broker do?

A commercial real estate broker represents a client in leasing, buying, or selling commercial property. That includes market research, finding and touring properties, negotiating terms, and coordinating due diligence and closing with attorneys, lenders, and inspectors.

Who pays a tenant representation broker in Florida?

In many commercial leasing transactions, compensation is paid by the landlord under its brokerage agreement. CREA Florida explains the applicable arrangement before services begin.

How do I find medical office space for lease in Orlando?

Define what your practice needs: size, exam rooms, plumbing, parking, patient access, and proximity to hospitals and referral sources. Confirm the zoning allows medical use, tour the best options, compare total occupancy cost, and negotiate the build-out allowance. See our current medical office listings.

Should my medical practice lease or buy its building?

Leasing preserves capital and flexibility. Buying offers control of your space and the chance to build equity. The right choice depends on your capital, growth plans, interest rates, and tax situation, so review it with your CPA.

How do you buy a commercial property in Florida?

Set your goals and budget, get financing pre-approval, search for properties, submit a letter of intent, and sign a purchase agreement. Due diligence covers title, survey, environmental reports, zoning, inspections, and tenant estoppels for leased properties. Then you finalize financing and close. We work alongside your real estate attorney.

What is a NNN, or triple net, lease?

In a triple net lease, the tenant pays base rent plus its share of property taxes, insurance, and common area maintenance. In a gross lease, the landlord pays those costs. A modified gross lease splits them.

How long does it take to lease commercial space?

Timing depends on the space, lease terms, build-out needs, permitting, and landlord approvals. Medical space often takes longer than standard office space because of plumbing, layout, and code requirements.

What areas does CREA Florida serve?

We serve clients throughout Florida from our office in downtown Winter Garden, including Orlando, Tampa, Jacksonville, Winter Garden, Horizon West, Windermere, Clermont, Kissimmee, Oviedo, Lake Wales, Lakeland, and Winter Haven.

What types of commercial property does CREA Florida handle?

Medical office, office, retail, industrial, investment and NNN properties, and land and development sites.

Do I need a broker to sell my commercial building?

It is not required, but a broker can help set a defensible price, reach qualified buyers, screen offers, negotiate terms, and manage due diligence through closing.

I am a residential Realtor. Can I refer a commercial client to CREA Florida?

Yes. Our referral program lets you send clients with commercial needs to CREA Florida while you stay informed at every step. Learn more on our Realtor referral page.

Leasing Questions

What are CAM charges in a commercial lease?

CAM, or common area maintenance, charges cover a tenant's share of the costs to operate shared areas of a property, such as landscaping, parking lot upkeep, lighting, security, and janitorial service for common spaces. Ask for a CAM history and whether there is a cap on annual increases before you sign.

What is a TI allowance and how do I negotiate one?

A tenant improvement (TI) allowance is money the landlord contributes to build out or customize your space. The amount depends on the lease term, your credit, the condition of the space, and the market. Longer terms usually earn larger allowances. Get a contractor estimate early so you know what to ask for.

What happens when my commercial lease ends?

Review your lease for renewal options, notice deadlines, and restoration requirements. Many leases require notice six to twelve months before expiration. Start planning at least a year ahead so you can renegotiate from a position of strength or relocate without pressure.

Can I negotiate the rent on a commercial lease?

Yes. Rent, free rent periods, annual increases, TI allowance, lease term, and renewal options are all negotiable. Knowing current market rates and comparable deals gives you leverage, which is where a tenant representation broker helps.

What is the difference between gross, modified gross, and NNN rent?

Gross rent includes most operating costs. NNN rent is base rent plus your share of taxes, insurance, and maintenance. Modified gross falls in between, with costs split between landlord and tenant as spelled out in the lease.

Do I need a personal guarantee on a commercial lease?

Many landlords ask for one, especially for new businesses. You can often limit it by capping the dollar amount, shortening its duration, or having it burn off after a period of on-time payments.
