Gross Rent
Gross rent generally includes most operating costs in one stated rent amount. The lease should still explain what is included, what can be passed through, and whether expenses can be adjusted during the term.
The rent structure in a commercial lease affects what a tenant pays beyond the advertised base rate. Before comparing spaces, make sure the numbers are being measured on the same basis.

Modified gross rent falls between gross and NNN rent. The landlord and tenant split operating costs in the way the lease describes, so it is important to identify the starting expense base and any increases the tenant may pay.
NNN rent usually means the tenant pays base rent plus its share of property taxes, insurance, and maintenance. Request the current estimate and prior operating history so the total occupancy cost is clear before you commit.
